Many addresses that read "New Braunfels" sit outside city limits, in the county or the city's outskirts. That matters for a new roof, because the permit office depends on the exact property, not the mailing address. New Braunfels, TX. Inside the City of New Braunfels, a re-roof should be treated as permit work; the roofer pulls the permit and checks the details with the Building Safety Division (830-221-4060). Homes in the Downtown, Mill Street, Sophienburg Hill and Stock historic districts need a Certificate of Alteration before the roof work starts.

Seguin, TX. About 13 miles southeast, Seguin is the Guadalupe County seat. The City lists "roof, re-roof" as permit work and posts its own roofing permit application. Every contractor must register with the City before a permit is issued; the Permits Department is at 830-401-2435.

Canyon Lake, TX. About 12 miles north-northwest, Canyon Lake is an unincorporated community with no city hall. The Comal County Engineer's Office (830-608-2090) permits septic systems, floodplain work and driveways; we found no county building permit for a home re-roof. Your property owners' association approval is usually the step that counts.

Schertz, TX. About 14 miles southwest, Schertz reaches into Guadalupe, Bexar and Comal counties. The City runs contractor registration through its online portal. Its re-roof rule wasn't confirmed in our research, so call the City of Schertz before any work starts.

Cibolo, TX. About 11 miles south-southwest in Guadalupe County, Cibolo requires all contractors working in the city to register before they apply for permits. Whether a re-roof needs one wasn't confirmed, so ask the Building Department at (210) 658-4175.

Garden Ridge, TX. About 12 miles west-southwest in Comal County, Garden Ridge has a Building Division that reviews permits. The City advises residents to get a final inspection from its Building Inspector before paying a contractor. The ZIP is 78266, though some 78266 addresses lie outside the city.

Outside the List?

Plenty of homes sit between these towns, in unincorporated Comal or Guadalupe County. In Guadalupe County, the Development Center ((830) 303-8858) handles septic, floodplain and plat permits, and as in Comal County we found no county permit for re-roofing a house. In both counties, check with your HOA or POA before the old roof comes off.
