  • Attic ventilation. Ridge and soffit vents let hot, damp air escape, limiting the condensation a long freeze like February 2021 can leave behind.

Can my HOA stop me from choosing impact-resistant shingles?

Texas property law limits that. An HOA can't ban wind- and hail-resistant shingles that look like the other roofs in the neighborhood, though it can insist on a matching style or color. Get your HOA's approval in writing before work starts.

What if the roofer finds rotten decking?

Damaged boards can't be counted until the old roof is off, so ask before signing how replacement plywood is priced, and request photos of every board swapped out. Then the final bill matches what was actually found under the shingles.

Will the roofer deal with my insurance company for me?

No. Your roofer can document what it finds and put a price in writing. The claim itself stays between you and your insurer, and Texas law stops a contractor from representing you on a claim for a property it's working on.
